In Klang Valley During The 2nd Half 2004

With an additional 1.83 million sq ft of retail space in the Klang Valley during the 2nd half of 2004, vacancy rates remained relatively stable at around 17%.

In the office sector, prime capital values and yields remained unchanged at RM570 per sq ft and 6.8% respectively during the 2nd half of 2004. New supply in 2005 is limited to three buildings with further movement of tenants expected and no real growth expected in rents.

Hotel occupancy rates and average room rates dropped in the 2nd half of 2004 but is expected to recover in 2005 in line with the expected increase in tourist arrivals into Malaysia.

Luxury Condominiums in Kuala Lumpur reached unprecedented prices in 2004, breaching the RM1,000 per sq ft mark for units in the city centre. Asking prices for units in Kenny Hills and Bangsar are as high as RM995 per sq ft and RM798 per sq ft respectively.

The annual Chief Executive Officers (CEO) survey conducted by WTW is to ascertain the views of CEOs on the prevailing market conditions and their expectations for the coming year.
